Where do you start?
Choosing the Right Builder
The first thing to consider when thinking about building a new home is deciding who the builder will be. There are two types of builders when it comes to new home construction; there are production builders and custom builders. Their names describe them perfectly.
- Production Builders – A production builder has a catalog of different home plans and usually is in the process of building multiple homes from that catalog. The buyer has a few options that can be customized during the building process to include choosing flooring, cabinets and appliances.
- Custom Builders – When you choose a custom builder, they work one-on-one with you offering even more options to personalize your home. A custom builder can give you that one-of-a-kind floor plan and look no one else has.

Choosing the Perfect Location
After choosing a builder, the next thing to consider is the location. Where you choose to build your new home will play a major part in the new home construction process. There is a good chance you will live in this house for several years (if not the rest of your life).
So you want to be pretty sure you are absolutely in love with the location you choose. Here are a few things to consider when choosing a location:
- Type of Land
These are just a few of the factors that goes into finding the right property to build on. Of course you will want to do some research on the neighborhood as well. If you have children you should check out the surrounding schools and recreational areas.
When it comes to the property itself you need to know if your land is developed or undeveloped. The difference between the two is as follows:
- Developed Land – the utilities are in place and the property is ready to be built on.
- Undeveloped Land –no utilities are in place and you will more than likely have additional costs to cover that expense.
Your builder can help you with finding out about what sort of permits will be required to begin building on the particular piece of land.
Once you purchase the perfect lot and you can imagine your future home and gorgeous yard, then it is time to start designing that dream home!
Choosing the Custom Design
One of the most exciting things about building a custom home is the design process! Custom builders will have some floor plans which you can use as a starting point and then you can add to or take away from it how you see fit.
Here is the really difficult part... as you begin “adding to” the design, you really need to ask yourself “is this a need or a want?” You will also need to consider resale value in the off chance you need to move.
This is where people begin to feel a little intimidated because there are so many choices. Designing your home can be stressful or calm largely in part because of your builder. Choosing a trustworthy and experienced builder can eliminate a lot of the hassle and difficulty when it comes time to make these important decisions. The builder you choose can make this an enjoyable and learning process or a complete nightmare.
